SA302 tax calculation: how to get yours for a mortgage when you're self-employed

Lenders ask self-employed people for proof of income, and the SA302 is usually what they mean. Here's how to get it, and what it shows.

The short answer

Tax year 2026/27

An SA302 is HMRC's calculation of your tax for a year, and lenders often ask for it as proof of income when you're self-employed. You can print it yourself from your HMRC online account for the last 4 years, once 72 hours have passed since you sent your return, along with a tax year overview for the same year. If you or your accountant file with commercial software, print the calculation from that software instead; you can still get the overview from HMRC. Check your lender accepts documents you've printed yourself.

What is an SA302?

It's HMRC's calculation of your income and the tax due on it for one tax year, based on the self-assessment return you sent. Because it comes from HMRC, mortgage lenders use it as evidence of what a self-employed person earns. You might be asked for a tax year overview for the same year too.

How to print it from HMRC

  1. Sign in to HMRC online services with the details you use for self-assessment.
  2. Go to Self Assessment, then "More details about your Self Assessment returns and payments".
  3. Choose the tax year and print, or save as a PDF, the tax calculation and the tax year overview.

You can get the calculation for any of the last 4 years, but only once 72 hours have passed since you sent that year's return. If you send your return late in January and have a mortgage appointment the same week, allow for that.

If you file with software or an accountant

If your return went in through commercial software, yours or your accountant's, the calculation comes from that software rather than your HMRC account. It may be called a tax computation. Your accountant can send it to you. You can still print the tax year overview from your own HMRC online account.

Before you apply for a mortgage

  • Check what your lender accepts. Make sure they take documents you've printed yourself, and ask which years they need.
  • Send your return early. You can't print the calculation until 72 hours after you file, and the return isn't due until 31 January.
  • Know what it shows. The calculation is based on your profit after expenses, not what you invoiced. Our self-employed tax rates guide shows the tax at each level of profit.

If you can't get it

If the documents won't print or something looks wrong, contact HMRC's Self Assessment helpline. If you filed through software, contact the company that makes it.

Common questions

How many years will my lender want?

It depends on the lender, so ask your lender or broker which years they need before you print anything. You can get the SA302 for any of the last 4 years.

Why can't I see my SA302?

It isn't available until 72 hours after you send your return. If you filed through software, the calculation is in that software, where it may be called a tax computation.

What's a tax year overview?

A summary from HMRC of what you owed and what you've paid for a tax year. You can print one from your HMRC online account for any year, and lenders often ask for it alongside the SA302.

Can my accountant get it for me?

Yes. If they sent your return through their software, they can print the tax computation from it. You can still print the tax year overview from your own HMRC online account.
